Land Transfer Tax
Land Transfer Tax
When purchasing a single-family home in Ontario, buyers need to be aware of the land transfer tax (LTT), a mandatory tax that must be paid when the property is transferred from the seller to the buyer. Understanding the land transfer tax can help you budget appropriately and avoid any surprises during the closing process.
Here’s what you need to know:
What is Land Transfer Tax (LTT)?
Land transfer tax is a tax levied by the provincial government on the transfer of property ownership. The tax amount is based on the purchase price of the home and is due upon closing. In Ontario, the LTT is calculated using a marginal tax rate system.
How is the Land Transfer Tax Calculated?
The amount of land transfer tax you’ll owe depends on the purchase price of your home, calculated as follows:
- 0.5% on the first $55,000
- 1.0% on the portion from $55,001 to $250,000
- 2.0% on the portion from $400,001 to $2,000,000
- 2.5% on the portion over $2,000,000
Example Calculation
For a home purchased at $600,000, the land transfer tax would be calculated as:
- 0.5% on the first $55,000 = $275
- 1.0% on the portion from $55,001 to $250,000 = $1,950
- 1.5% on the portion from $250,001 to $400,000 = $2,250
- 2.0% on the portion from $400,001 to $600,000 = $4,000
- Total LTT = $275 + $1,950 + $2,250 + $4,000 = $8,475
First-Time Home Buyer Rebate
First-time home buyers in Ontario may be eligible for a rebate on the land transfer tax. The maximum rebate available is $4,000. This means if you are a first-time home buyer purchasing a home costing $368,000 or less, you would not pay any land transfer tax.
Municipal Land Transfer Tax (MLTT)
In addition to the provincial LTT, if you are purchasing property in the City of Toronto, you will also be subject to the municipal land transfer tax (MLTT). The MLTT is calculated using a similar tiered system as the provincial LTT, effectively doubling the land transfer tax in Toronto.
Tips for Managing Land Transfer Tax
- Budget Accordingly: Make sure to factor in the land transfer tax when budgeting for your home purchase. It’s a significant expense that needs to be paid upfront at closing.
- First-Time Buyer Rebates: If you are a first-time home buyer, ensure you apply for the rebate to reduce your tax burden.
- Consult a Professional: Speak with your real estate agent or lawyer to get an accurate estimate of the land transfer tax and understand all related costs.

Buyers in most areas will have to add Land Transfer Taxes to their closing costs
Land transfer taxes are a part of the process unless you live in Alberta or Saskatchewan. These taxes, levied on properties that are changing hands, are the responsibility of the buyer. Depending on where you live, taxes can range from a half a per cent to two per cent of the total value of the property.
Many provinces have multi-tiered taxation systems that can sometimes be difficult to understand. These rates apply to the portion of the purchase price within each bracket. If you have any further questions or need detailed calculations for a specific property value, feel free to ask us!
